What is PAT Testing?
PAT Testing is the term used to describe the process of testing electrical appliances within a rented accommodation. This includes student accommodation. Most electrical appliances in student accommodation needs a formal visual test and inspection every 12 months. This can vary depending on usage of the electrical appliances.
Electrical appliances such as lights, toasters, coffee machines, kettles etc. must be checked for safe use. Landlords who let student accommodation should provide tenants with a record of any electrical inspections.
Landlords are also responsible for communal areas of a house, block of flats or areas in common use with other tenants. Landlords are increasingly being asked to produce PAT Testing certificates by letting agents and councils for H.M.O applications.

Your student accommodation obligations
As the landlord of a student tenant base, at present there is no obligation for you to ensure that all electrical equipment provided be PAT Tested. The law simply requires all landlords ensure that their electrical appliances are maintained in order to prevent danger. It does not say how this should be done or how often. However, PAT Testing is a simple way for landlords to show they have met their obligations in respect of safety.
Many company insurance policies today require PAT Testing to be carried out on a regular basis. The reason is that PAT Testing offers a full plant list of appliances and test results for each item. This allows you to fulfil your health and safety obligations in a quick and simple way.
Electrical safety is a key responsibility for landlords to keep their tenants safe and avoid fines.
