PAT Testing service for Commercial Property

Why do landlords require PAT Testing?

Commercial property landlords have a legal duty to ensure that any electrical equipment provided, is safe before a tenancy begins and throughout its duration.

Commercial property landlords should provide tenants with a record of any electrical inspections. They are also responsible for communal areas such as receptions, storage areas or areas in common use with other tenants. PAT Testing is a simple way for landlords to show they have met their obligations in respect of safety for their electrical appliances.

Therefore, there is a need to regularly maintain and inspect the electrical appliances provided. Electrical safety is a key responsibility for landlords to keep their tenants safe and avoid fines. As a landlord, PAT Testing is a cost efficient way to give you peace of mind.

What do landlords need PAT Testing?

Electrical appliances supplied to tenants need a combined visual test and inspection. Landlords should carry this out every 12 months but this can vary depending on usage.

Landlords require a record to be kept as part of the tenancy agreement. The record should state who carried out the checks and the date of inspection. For commercial property this includes; fridges, freezers, televisions, lamps and office equipment.

What to expect

Our team offer a hassle-free PAT Testing service from start to finish for commercial property Landlords. Call or email one of friendly staff for a instant quote. Once you are happy with the quote we will arrange a time and date to fit around you.

On the day of testing our engineers will arrive at your property on time and ready to test. To aid our engineers we will ask for you to ensure all the items are easily accessible and their locations are identified prior to the visit.

Our engineers can normally PAT Test between 150-200 items a day. We would normally allow a few hours for a house or rented accommodation. Each item will be fully tested and identified with a test sticker, identifying if the item has failed or passed. Before leaving the property our engineers will ensure everything is returned to its original location and all appliances are left safe.

On completion you will be emailed a certificate and a detailed report of each item. The certificate acts as proof that the person responsible has taken steps necessary to ensure safety. The detailed report will highlight the pass or fails of each item.
