PAT Testing service for Commercial Property

Why do landlords require PAT Testing?

Commercial property landlords have a legal duty to ensure that any electrical equipment provided, is safe before a tenancy begins and throughout its duration.

Commercial property landlords should provide tenants with a record of any electrical inspections. They are also responsible for communal areas such as receptions, storage areas or areas in common use with other tenants. PAT Testing is a simple way for landlords to show they have met their obligations in respect of safety for their electrical appliances.

Therefore, there is a need to regularly maintain and inspect the electrical appliances provided. Electrical safety is a key responsibility for landlords to keep their tenants safe and avoid fines. As a landlord, PAT Testing is a cost efficient way to give you peace of mind.

What do commercial property landlords need PAT Testing?

Electrical appliances supplied to tenants need a combined visual test and inspection. Landlords should carry this out every 12 months but this can vary depending on usage.

Landlords require a record to be kept as part of the tenancy agreement. The record should state who carried out the checks and the date of inspection. For commercial property this includes; fridges, freezers, televisions, lamps and office equipment.

Our skilled engineers are capable of conducting PAT tests on approximately 150-200 items per day. For a typical house or rental property, we generally allocate a few hours to complete the testing. Each item undergoes a thorough examination and is then clearly labeled with a test sticker, which indicates whether the item has passed or failed the safety checks.

Before departing from the property, our engineers take great care to ensure that everything is meticulously placed back in its original position. They also double-check that all appliances are left in a safe, working condition. This attention to detail and dedication to safety ensures a smooth and efficient testing process, minimising any disruption to your home or business environment.

On completion you will be emailed a certificate and a detailed report of each item. The certificate acts as proof that the person responsible has taken steps necessary to ensure safety. The detailed report will highlight the pass or fails of each item.
