What is PAT Testing?

PAT Testing is the term used to describe the process of testing electrical appliances within a rented accommodation. This includes student accommodation. Most electrical appliances in student accommodation needs a formal visual test and inspection every 12 months. This can vary depending on usage of the electrical appliances.

Electrical appliances such as lights, toasters, coffee machines, kettles etc. must be checked for safe use. Landlords who let student accommodation should provide tenants with a record of any electrical inspections.

Landlords are also responsible for communal areas of a house, block of flats or areas in common use with other tenants. Landlords are increasingly being asked to produce PAT Testing certificates by letting agents and councils for H.M.O applications.
